| How Do I Know You (TSF) Will Buy My Note and How Safe is “Transferable Seller Financing?”
All transactions are done through an escrow or title company with a title insurance policy. You have all the safeguards of a traditional sale and can change your mind anytime during the process. Once TSF pre-approves the buyer, we give you a commitment letter that says we will purchase the note at or after closing. The only way we will withdraw our offer to purchase the note is in the event of an adverse change in Buyer’s personal or financial status or the property is damaged by fire or other casualties. We use a dry closing, which is a closing in which the parties sign all documents and then several days go by before the funding occurs. This allows ‘seasoning’ to occur on the note and mortgage but is safely held in control by the escrow agent and title company/attorney of your choice. “Transferable Seller Financing” was developed to help you sell your property quickly and for top dollar.
